Marketing of property where we
  • Take interior and exterior photos
  • Shoot bespoke sales video*
  • Upload property to portals including Rightmove & Zoopla
  • Upload property to McCarthy Holden website
  • Promote property on social media and other marketing channels
    *we do not offer bespoke video with all properties
Fulfilment
  • Obtain tenant references from independent experts
  • Carry out thorough authenticity ‘right to rent’ checks
  • Check that you, the landlord, is happy to proceed
  • We issue comprehensive tenancy agreements to include rent amount, deposit amount and any special conditions etc
Settling in (if the property is managed)
  • Tenants are advised that they should contact us with any maintenance issues
  • Receive tenants rent and pay it over to landlords (If we are rent collecting or managing)
  • We undertake 6 monthly property visits
  • Ongoing support and advice regarding your property
  • Emergency maintenance out of hours number available

Sales
  • Inform landlord of viewings

  • Putting forward offers from any prospective tenants

Handover
  • Organise gas and electrical safety certificates (if required)
  • Arrange an independent clerk to draw up detailed inventory list
  • Obtain tenant’s deposit (protected under a designated government backed scheme)
  • Arrange for an initial clean of the property to ensure the property is handed over in clean order
  • Arrange ‘moving in’ day
  • Inform utility companies
  • Completion monies arrive
